Can a Landlord Increase Rent Every 6 Months in Queensland?

The Short Answer: Once Every 12 Months Only

From 1 July 2023, Queensland rental laws limited the frequency of rent increases to once a year for all tenancies. From 6 June 2024, this limit was extended to apply to the property itself, rather than just the tenancy — so even when a new tenant moves in, the 12-month clock does not reset.

Prior to July 2023, increases every 6 months were permitted under some agreements. That rule no longer applies. Increasing rent within less than 12 months is now a legal offence, carrying a maximum fine of $3,220 which is 20 penalty points.


Notice Period, Rent Caps & Disputes

For a general tenancy, landlords must give at least two months’ written notice before a rent increase takes effect.

Important: New tenancy agreements must include the date of the last rent increase. Failing to do so carries a maximum penalty of approximately $6,676. Landlords must also provide written evidence of the last rent increase within 14 days if requested by a tenant.


Key Law Changes: 2024–2025

  • Rent bidding is banned — landlords cannot solicit or accept offers above the advertised rent.
  • The 12-month limit is tied to the property, not the tenancy.
  • From 1 May 2025, landlords must give at least 48 hours’ entry notice, up from 24 hours.
