We’ve been keeping a close eye on Queensland Titles Office transfer numbers, and the latest August figures confirm that property transaction activity has continued to slow from the levels we were seeing earlier this year.

August 2026 recorded 14,232 transfers, compared with 18,056 in August last year — a reduction of more than 21% year-on-year.
This also means transfer volumes have fallen by almost 24% since June, with August recording another decline following the significant drop seen in July.
What Are We Seeing in the Property Market?
The lower transfer numbers are not the only indication that buyers are becoming more cautious.
Across the broader property market, we are seeing:
- More contracts terminating than previously;
- Buyers making greater use of additional and special conditions;
- More building and pest negotiations, including buyers seeking price reductions rather than proceeding at the original contract price;
- Transactions requiring more negotiation between contract and settlement; and
- Buyers generally taking a more cautious approach to both price and property condition.
These changes are worth watching for property owners and investors, particularly those considering selling, purchasing another investment property, or reviewing their broader property strategy.
What Does This Mean Heading Into Spring?
Spring is traditionally an important period for property activity in Queensland, so the next few months should give us a clearer indication of whether this is a temporary slowdown or whether lower transaction volumes are becoming a more established short-term trend.
For property owners, it may also mean that buyers are taking more time to assess value, property condition and contract terms before committing.
In a more cautious market, preparing a property properly and understanding current buyer expectations can become increasingly important.
